This often forces a landlord to put utilities in their name to protect their property (think winter, no heat, frozen pipes).

I went with Indianapolis area because I used to live there (moved back to CA, don't like winters) so I knew the market.

What about utilities when you have a vacancy in the winter and don't want the pipes to freeze?

@Joshua Biondi  You don't need a 24 hour handyman but you do need a 24 hour HVAC service if it gets as cold in winter as here.

Mold was caused by shallow groundwater/excessive rain last winter.
