Focus on the expenses and the cash flow based on actual data (or as close as you can get) and let all the other benefits of REI be icing on the cake.Wholesaling is a world unto itself, but for buy and holds, I always recommend that investors (esp new ones) focus on B/B+ areas where folks like nurses and teachers and skilled laborers work, places regular folks want to raise families etc.

In leiu of the holiday season with family events and workplace gatherings, I think it best to forego this month's investor meeting...unless I hear otherwise from everyone! 

However, my wife and I want to live close to her work place and since this is a good neighborhood, the prices are high.Nicole Garner : Thank you for you input.

Just getting free property management should not be your buying trigger.Numbers, are not the only thing that you should go with, there are town where you can find great properties on numbers, but are war zones, and there are town where numbers make sense, but the economics of the town, proximity to work place don't.I hope this helps you to make some valuable decision.Look for JV partners who can help you get started and who are seasoned.

This sale is literally happening in the bottom floor of my workplace building!  

Owner kept dodging me though not allowing me the opportunity to even see the inside of the home till I came to his workplace yesterday.

Hi everyone. I'm just looking for some opinions here. Found lots more vacant houses this weekend driving for dollars and 3 different vacant homes belong to 3 different attorneys who are now obviously living elsewhere....

From my experience in the workplace, I believe I am missing the role definition, the responsibilities of the role, and how those responsibilities are measured.

Or perhaps I could indeed move to NJ or Long Island and asking for a residential exemption from the workplace.
