If I do purchase, I'll most likely do 100% cash and/or a small position via DSCR if the numbers work out.

I have not familiarity with any of those markets, have just saw a tone of videos about Baltimore and seems like they numbers work out and I have seen prices incredibly low for a home to rehab and remodeled house higher than I would expect.

There will always be another deal if it does not work out.  

The coaching came with an online video library in addition to the 1v1 sessions with my coach.

Longterm I believe this will work out, but also can't provide a full picture after only holding for one year.

So I increased my rate to $10,000 with the ability of my coaching students to earn back $5,000 if they completed their homework in betweeen coaching sessions that was geared towards helping them meet their real estate goals.

Perhaps partnering with a real estate agent using the BP real estate agent finder tool may work out in your favor.

If my deal didn't work out or didn't work out the way I expected, I'd do an analysis of what went wrong and switch only if the market doesn't suit my needs.
