Those buildings won't maintenance themselves, nor should the tenants be responsible for your upkeep!!!!

I have an LTR also, so I know the upkeep they require between renters, even when they're not furnished.

The difference would depending on your exact deal though, each of those are weighted differently.

But for $1.6m there are 3 or 4 deals right now on the market that will buy you 30 to 60 units and not require anything more then regular maintenance and upkeep.

Assessing brokers based on their transaction history and success in the market carries more weight than simply focusing on the highest price offered.
