Hi @Luca Dal Molin , Im also in Dubai and I work on the other side of the radio, air traffic control.Ive been looking at the Dubai RE and I dont thin its a good idea to invest here right now, however IMO this is going to change in the next year or so,  due to oil price and possibly weakening of the USD which will make house prices more affordable for Russian, Pakistani and Indian investors. 

Long-term, they could help the economy weaken at a faster pace than normal and bring about the onset of the next recession sooner than it naturally would occur by itself.  

if you have a lender letter why can't you make the deal.have an inspection clause and a financing contingecy although it weakens your offer vs cash offers

So, the answer is yes, demand for all real estate will weaken during a market correction, including mobile home parks. 

You weaken yourself and the entire industry by taking slim-profit jobs while eliminating your tax and insurance protections.

One good thing I have noticed about it is that taking a longer time to acquire financing results in one of two good scenarios: 1) You go commercial, and do a bigger deal.2) In that amount of time, certain markets weakened and you can get back in for value-adds.

The market is starting to weaken and the new foreclosed/evicted inventory  has not yet started to hit market significantly yet.

On top of that, your cash flow will weaken after you refinance so you may be in the negative.If this were my property, I'd sell take the 100k+ profits and 1031 it into a better cash flowing property.
