Markets are improving across the board but there are a ton of deals still to be had by reaching out to the banks directly instead of going through the "chop shops" or "you gotta buy my deals only" warehouses.  

Only tech and big business with cash can survive.i am actually still bullish to syndication but only for niche selective asset class like warehouse or self storage, as common industrial trends are going towards more consolidation of business.... and their IRR is still 20-30% conservatively.But yea in MF there's no creativity, they are selling the same Kentucky Fried Chicken,Alabama fried chicken, with almost no creativity and no innovation.In general I think we could hold that true of the lack of innovation business wide the last many years. ai is a great example.

Currently the manufacturers "solution" is to "not allow the temperature inside the house to vary".

I'm just getting a temperature feel from all of the STR investors out there that are paying attention to new markets.

But if you have enough room to expand the warehouse portion of the pemb, the topo is level, not hitting on a setback or ROW, an easement, etc…..then why not expand?

At which point do I need to find/engage this buyer side person and say I am interested in this property/warehouse/building can you work with me? 

I've tried.And the temperature usually handles snow removal in South Carolina.
