Better yet, find some that need work, do two deals a year with renovations, and increase your velocity of money.MTR: I would target properties that can still break even as LTR, so you have a fallback but some flexibility to go a little nicer on finishes.

Our team has noticed three headwinds: 1) Rent market is softening in the higher-growth submarkets 2) Insurance is still insanely high (avg +$2K per unit), making NOI tighter. 3) Rates for Multifamily deals are 6.75%, but Cap Rates are still much lower.Over 50% of deals on market have been there over 120 days - you can't have more velocity without an eventual dip in prices..

Based on flawed logic, many are turning over their cash with great velocity buying up a bunch of lower tier homes as they are able to complete the BRRRR method, but stand to make much less realized gain relative to the investor who is buying less property (possibly investing less of their time as well) because only some of their deployed cash is returned on a refinance but is  generating better realization events when sales occur due to the better assets within their portfolio.
