Yeah as @Joe Norman mentioned above, Property Management is an unlicensed activity in Maryland.

These laws are becoming more prevalent because unlicensed hacks are doing construction and remodeling.

I do think they did a good job, but I did find out that at the time, Austin was overrun with 1,000's of unlicensed str's which drastically added to the available str inventory.

In this relationship, a (typically) unlicensed party raised money for the "main GP", and was given a share of the GP.  

That alone would make me tell them to pound sand. for this exact scenario is why folks really should do business with licensed agents as opposed to unlicensed wholesalers if this was an un licensed  wholesaler scenario my response would be good luck you have little chance of getting any thing out of them..

Of course if laws were broken IE allowing non accredits in that should not have been.. allowing unlicensed 3rd parties to raise money etc etc.. those are separate issues as well.

The Commission however only has power to discipline, fine, and recommend prosecutions against licensees, so they had no power to do anything against the unlicensed.

Unfortunely, it seems you cannot be any sort of deterrent from others investing into the program, even if means losses to accommate unlicensed jobs.
