Be realistic, but don't be paralyzed , be willing to learn and to UNlearn. read a lot of books about the subject that interest you most - flipping, wholesaling, birddogging, managing, buying/selling paper , auction or whatever floats your boat.

Your competition will be the recently laid off refi call center cubicle people, so your selling point is that you have no bad habits (hard selling, giving up as soon as a file gets tough, etc) that you need to un-learn.

I work with new investors all the time, and end up trying to help them navigate through all the stuff that they need to learn (and all the stuff some guru told them that they need to unlearn), but I WON'T go do an estimate on a house you don't already have under contract.
