Any successful agent will tell you that you have to unlearn everything you learn in the courses before you can start building your business. 

Be realistic, but don't be paralyzed , be willing to learn and to UNlearn. read a lot of books about the subject that interest you most - flipping, wholesaling, birddogging, managing, buying/selling paper , auction or whatever floats your boat.

Your competition will be the recently laid off refi call center cubicle people, so your selling point is that you have no bad habits (hard selling, giving up as soon as a file gets tough, etc) that you need to un-learn.

Once you learn it, you can't can't unlearn it so go for it!

I work with new investors all the time, and end up trying to help them navigate through all the stuff that they need to learn (and all the stuff some guru told them that they need to unlearn), but I WON'T go do an estimate on a house you don't already have under contract.

:One thing I've definitely learned when it comes to closing - you will never have an easy closing.You can unlearn the above by not stating it as a fact.  

Perhaps a lesson (likely unlearned by this listing agent) for agents on the importance of pricing.

Six months or so is what it'll take to un-learn you of all that garbage you are studying now, and until then you are a time sink.

It's hard to unlearn muscle memory built up over many years of use, and I can see you've been here some years.
