Train with the one thing you have with you all the time FIRST and then go to external weapons if you like.I hear all the time from some 400 pound fat guy they have a gun and go to the range once a week but if they walk more than 20 feet they get out of breath.  

Instead of cutting your market in half, I recommend finding ways to allow pets while reducing risk and increasing income.I allow fish tanks up to 20 gallons (275 pounds). 

Not to mention, you've now become reliant on a 3rd party for income streams, and yes, they do occasionally run short of funding and, yes, they have no compunction with telling you to pound sand until they get new funding. 

I stick to craigslist only and that's left me with 0 vacancy since I've been doing it, but sometimes it's a close call/undesirable tenants.

Fresh cracked dungess crab was 25 for a one pound container for years.. it flew up to 50 bucks.. there is no shortage of dungess crab in the Pacific oceans .. its down to 35 now.. but still high.. the meats the same way most all went up at least 50% and have not dropped.. chilean seabass was 15 bucks a pound went to 25k and has stayed there..

@Leland S.This is going to be very costly and the issue it is not resolving is vibratory noiseHaving built many building there is sound and vibration transmission - you can dampen the sound (again costly) but if it’s hardwood floors or a kid above it’s not going to stop the pounding / jumping .Is this a real issue brought by the tenant?

If some buyer comes up and wants a 7.5 to 8 cap I would tell them to pound sand.

My advice would be not to be pound foolish and penny wise, spend the money now and sleep safer. 

I can easily come up with the remainder needed to finish off the mortgage, however, that leaves me in a bit of an undesirable spot.
