It is crazy volatile and crazy excited, and too excited and I felt very uncomfortable about it.  

However if you do not want to live next to your tenants and run the risk of being in an uncomfortable situation, you may put a small amount of money down with the right loan structure. 

In our leases, we specify that any routine maintenance or maintenance costs under $100 are the tenant's responsibility.

Not to make anyone feel uncomfortable, but speaking as a therapist, some people reveal way to much about themselves through their comments.

With house hacking, there is a simple rule in my opinion: The more uncomfortable you're willing to live, the better the numbers can work, the more comfortable you need to live, the less the numbers will work. 

Also we became uncomfortable not having seen these out of state properties.

If you routinely try to get the next tenant in so quickly after the last tenant, perhaps you can add a penalty to your lease for holdover tenants.

Theoretically, at least.Since the U.S. courts routinely find these foreign asset protection trusts to be a sham, and transfers to these trusts fraudulent transfers, the assets in the trust themselves need to be beyond the reach of the U.S. courts system.

If the problem is you have to get on the phone and cold call, for some it might be too uncomfortable to jump on a call - or worse - face rejection. 

Let them know that there will be routine quality control checks/inspections so that if your third party inspector finds any issues with quality, the GC will be responsible for paying for the correction.These are just some theories that I think will help and plan to implement when I operate out of state flips.
