Generally, the biggest difference is that DSCR Loans often have prepayment penalties attached which typically will have a 1%-5% fee if you prepay the loan within the first five years so its the "risk" of having to pay a little extra fee if you sell or refinance the property pretty early on.PS - check out this series of 10 articles published on BP on all things DSCR Loans which can give you a full rundown on everything you would need to know when using this type of loan!

In davidson county most people book an STR to be close to downtown or at least close to somewhere cool as a secondary priority (like 5 points or 12 south for example).If you have an STR in white house it's going to need to make up for location.

Just for example, if you buy a single family home to flip at $300k and your rehab budget is $70k (which isn’t a ton - very easy to hit that amount) your ARV is definitely going to need to be above $500k to make any profit/make it worth doing at all.
