What was that challenge like?

Insurance was a huge challenge, but BiBerk (a Berkshire Hathaway company) was willing to write a policy for us. 

Challenges?

It was a true chestnut log cabin, circa mid 1800s, right on the Roaring Fork River in Gatlinburg.

I'd also stay away from the low priced properties that look too good to be true.

And make sure you underwrite for true markets rents, not just what Section 8 may be willing to pay.

Anything else tends to be major challenge with SFR.
