If a unit does not having a living room (or the 2nd bedroom is used as a living room) and the unit does not have a shower, not only is the rent you advertised not feasible but why not point these major issues out on our walkthrough? 

You also need a leasing agent, unless you are going to advertise and screen tenants yourself.

No kidding this is as simple as it gets.. just advertise that you accept shorter term leases and riase your price.. we have been doing it in Vegas for years..

Just curious, are you advertising these as for sale or was this an FYI?

Others opted not to.No, there is nothing wrong with paid advertising.

Placed in service means when the property was available for rent (i.e. certificate of occupancy or first advertised). 

I went back to Memphis last year for the first time in six years to find all is as advertised with very minor exceptions.We have picture inspections done every four months, cost $75, because I'm a trust but verify guy.Good people, good service.
