As for the Media scare, I saw one news article touting a $100k special assesment on a HOA and when I pulled up the building the average cost of fire sale condos are $3M TO $5M and part of the special assesment was to cover new unneeded landscaping. 

That's great, but if something major goes wrong, they are sh*t out of luck.I really do not have an answer for you. 

keep in mind the gurus touting this basically have the same ethics as the wholesaler crowd..

This guy anyway touted being a multi millionaire, getting 24 doors in a couple years etc etc.

Seems bridge-lender has MF CLO running at 90-110% LTV.Even the GP that was touted to be good a few years ago by even the most senior folks are having trouble.this month it seems the industrial is starting to get hit.however as everybody knows it doesn't mean the multifamily is bad , it just means the next gp could make money after buying from a discounted deal and it seems the bottom is near.what's certain we need to calculate who would receive those discount from the lender side, lets say assuming 10 year is settled at 4% until 2035.

If you pay attention to these gurus you begin to realize they are similar to a "tag team" wrestlers on WWF (fake too by the way)...one so-called "expert" REI will ply his crap for a while and then all the sudden another guru pops up touting the advantage of using this other gurus slop...but in the end its all the same swill.6.
