Consider reaching out to TurboTax support and asking them as to what's involved when it comes to adding K-1.

For those tenants not retired, with income, doing it this way will expose them to added taxes.

Regardless here are a few ways I’ve used with success:Craigslist Ads - Post ads looking for buyers - Reach out to ads looking for dealsRemodeled Listings - See if fully remodeled listings were purchased recently.

Certainly with an older building that has been mom and pop managed for 30 years, there are plenty of opportunities for improvements that don't necessarily equate to added value (hot water heaters, French drains, new electrical service, etc). 

Keep in mind that those of us who've found a great contractor had to spend many years kissing a lot of toads and we're not so free to give out those names, as they'd otherwise get too busy with other investor's projects to keep working for us.
