My places ALL have shutters on the windows and 100% tile floors, 3/2 and one story.  

(Currently our rebar supplier is behind 2+ weeks and these materials were ordered 45 days in advance). 

It's such a small area I would put down tile.

If you have a 3bed/2bath with 1,800 square feet, granite counters, tile floors, and attached 2-car garage, then you want to look for homes that have those same features and see what they are renting for.

Also clay tile/cast iron is very common in our area

Just know what you're buying as there's still a lot of FP panels, 60 amp service, aluminum wiring, asbestos tiles/tape, and plaster & lathe walls.  

I'm pretty flexible with what flooring goes down - Carpet, sticky tile, painted concrete, etc.

Then, give the GC or (Tile Contractor), enough to buy the tile only...after they are completely finished, then pay them the balance due on the tile ....only.
