there are many adu companies out there who would provide you the model from builder like champion home or clayton home, and then take care of site work - foundation + pulling all utilities. the lowest quote i have recd is for 146k for around 770 sqft. 

When you are going to compare a fair fight between 2 champions you won't put one  that is fresh just eaten 2 hours ago, against the same category fighter that has not slept for 4 days and malnutritioned.

From a pure marketing point of view, it looks like your local REIA needs a champion.

If there is an HOA some have amenities that can raise rents like, gyms, pools, tennis, etc...

The fee pays for common area maintenance - parking lot, pool, tennis courts and  management company fees.  

The HOA like I said is a little bit high for its location but after looking at the amenities offered it kind of makes sense tennis courts, lap pool, club room, etc..

Take a look at the pool, pool deck, tennis court, clubhouse, gym, any recreational areas and see how they look.  

And considering we have the City of Champions going in we have a pretty good expectation of appreciation, especially with how rapidly people are being priced out of Denver.
