@Mark Updegraff guessing the upside of my stock portfolio is definitely the wild card, as its more discretionary investment we went heavy risk with AI / tech with large upsides but also wild swings.

I don't have any specifics but as someone who is into tech, accounting/finance, and a consultant to grow businesses.

I have seen a ton of Californians venturing towards Columbus for the tech growth.

Columbus is rapidly growing, with the population, job market, and growing tech scene driving strong rental demand.

My $2000 also covers stuff that inevitably break under normal use - I had to replace a washer $700, a stove $600, a microwave $100, and a grill $400, all  within last 2 years, and paid close to $1000 for various service calls by electricians and HVAC techs and pest control. 

The tech industry and manufacturing growth in Reno also provides for a different client for short term rentals, something to look into.

Our AirBnb guests not only skew younger (which is fine) but they also seem more tech-savvy (comfortable with our smart locks, remotes, etc.).

Austin was appreciating faster than non-tech cities.
