I have personally seen the "Deed in Lieu in escrow" tactic with two different private lenders in Louisiana.

It is when people put the self placed “roadblocks” in front of them and are too scared to dip their toes in.This is something that has been really resonating with me after going to a few 2 and 3 day events from a couple of the local guys in our market recently.It isn’t necessarily the actual tactical real estate that is the hard part, but the bigger challenge is actually believing that we are capable of doing it and taking action towards that.

It appears to hold much year round potential with the right tactics and tools.

This is typical sales tactic they use.

Just because someone in Montana is successful investing locally, doesn’t mean the same tactic will  work elsewhere.  

This tactic is unlikely to be productive when there is a large delta in rate.

I would really like to hear from someone who has deployed their tactics and completed a deal to get a view of the full range of experience with them.

I attended a Jerryll Noordan video call just this morning and I left the call feeling totally mislead and concerned about the integrity of the marketing tactics being used to draw investors like us to the video sales calls.I was on Facebook last night and, for the first time, saw Jerryll's ad and clicked on it.

Also I don't think it's that clear that any of these tactics would actually prevent the bank from enforcing the due on sale.
