What I was referring to was that I know two private lenders who have the borrower complete the Deed in Lieu documents at the Closing of the initial loan and then hold them in escrow during the life of the loan.

While I can imagine some cities might be against "boarding houses" or enforce their "brothel law" I can't imagine too many cities would be supportive of it. 

I question if they get kick backs or actually hold ownership in this company.

The high appreciation market will be the higher cash flow market over the hold.  

Unfortunately, Covid decided to change my plans, and I made the decision to hold off, in hindsight it was a huge mistake and no one could have imagined that property values could have increased at such a high rate.

The contractors who do work for me have zero issues with me sourcing the material if disclosed up front and not holding them accountable for any material issues.  

They only hold yield share. 

I could be wrong, but I don't think the economy supports those numbers.

And then you have BP and an army of experienced investors happy to answer your question or poke holes in your deal before you pull the trigger..Be honest with yourself, are you looking for moral support?
