I think this may help change their perception before complaining.

The primary form of diligence we see on the forums is "what do you think of XYZ sponsor and deal" whereas the common form of diligence in the space by institutional investors, large investment groups, family offices, and sophisticated investors involves following the sponsor for years, underwriting the deals, validating rent comps, background checks on the general partners, and a host of other diligence that materially de-risks the investments.  

The only time I suggest other software, like AppFolio or Yardi, is if you’re managing larger, more sophisticated commercial multifamily deals.

Is it as challenging as it is reported to be or is that just a perception issue?

There are many buyers and sellers of sufficient sophistication not to require at least some of the typical bundle of services.

But remember that what is favorable now could come unfavorable in the future as they readjust over time.Reasons many landlords avoid vouchers include the hassle of the extra inspections, the perception of a worse tenant, and maybe the inconvenience of getting rent from two different parties. 

I mean look at Brandon Turner he is now moved to the Training model.. its a very natural progression for those that have huge SM following and in Brandons case very real public perception of a RE Expert.

Maybe he's been set up by somebody more sophisticated and more sinister. 

The sky’s the limit, however, depending on the sophistication and the amount of due diligence help you request. 

He’s at the mercy of someone else’s expertise, motivations, personal interests, perception, and knowledge.
