Turnkey, buy-and-holds, flips, or something else?

Hello Jon,Just something to consider I don't know the details but beaverdam lake gets drained periodically and its just a mudpitt. 

I did something this week that caused me to reflect a bit on where I started and how far I've come.

I know its mean to say that people who do their own contracts get what they deserve, but you must know that if you are paying a couple hundred thousand dollars for something it just might have been worth spending $600 on a lawyer to do a proper contract for you.

@Steve Smith I think enough is enough when you look in the mirror too many times saying "I need to do something different."

Something between #1 and #2I know the answer is probably something like "however the numbers work best", but I'm looking for general guidance.

I'd expect something in the 70%-75% range, depending on your experience and credit score3b) Also, do you need to borrow $160k?

i've had good experiences with The One Brokerage although they can't do 80% in every situation.happy to keep brainstorming if i am missing something
