I use a point system for screening; applicants get positive points for positive aspects, lose points for negative aspects, and I have a point threshold for each property.

Are you using a specific property management software to handle this automatically, or do you have a different system in place to ensure accurate tax reporting?

If you are not familiar with lease applications/procedure/ and contracts, use a realtor to make sure you don't leave anything  out that can come back and burn you.

If they meet your criteria, you may not have a valid reason to decline their application.

Do you mostly rely on your property management software, or do you have additional processes in place to keep things running smoothly?
