Not sure if they have upgraded to desktop appraisals but if they are still doing in person appraisals , make sure you get everything (scope of work, good faith deposit, social, LLC docs, insurance, proof of prior experience, financial statements) in ASAP.

I did excessive due diligence on the company (combing through hours of BP reviews, BP forums, RTR webinars, reddit, podcasts, social media posts, connecting with other investors, etc).

It's not as easy as the social media gurus preach. 

I think she is equally responsible if she is 50 / 50 ownership per the offering and through thier own discussions on podcasts, social etc.
