This would include money normally budgeted for a traditional loan payment + money simply not needed (positive cash-flow).  

If you are using their contracts, I could see how they can ask you to comply, but you should hire an attorney to draft your own agreements and simply disclose to all parties that you are licensed but acting as a principal.

Is there some reason that you or the company simply don't discuss what happened and use this as an opportunity to turn a negative post into a positive one for the company?  

Are they in distress, relocating, or simply tired of the property?

If your current tenants lease is coming to and end and you are simply getting a new tenant. then you will just want to get a fresh lease going.If your lease term is still on going, this tenant is leaving and someone else if coming to rent the unit in their place, then its really up to you.
