I'd recommending continuing to sift through deals that fit your buying criteria on those sites, and I'd also recommend adding in some Facebook Groups to your search (type something like "Reading PA wholesale properties" or "Reading, PA off-market properties").

Really hard to sift through all the bad "mentors" to find a true one. 

If you bring quality deals to an investor's attention and don't reuqire them to sift through a bunch of crap, they will respond positively.

Sifting through the listings take the most time out of any of it. 

From my experience,  assignment contracts are generally poorly drafted and the underlying sales agreements are customarily drafted even worse which adds an additional layer of complexity to sift through.

Big" that question, well then maybe you need to have a more opaque structure.Similarly, people have actually told me that they looked me up and saw that I had a number of properties / recordings (not sure if some actually sifted through the public records results). 

A platform where finding a reliable property manager or connecting with a cash buyer isn't about sifting through countless forums or dodging spam in groups.

Sifting through sooo much information seems to generally be the biggest issue. 

The entry price point is quite a bit higher than years past but that just means you have to sift through more deals to find the right one.
