Hi,I tried about three years ago to get into real estate investing but personal and work life got me sidetracked for a bit.

Without a specific goal it's easy to get sidetrack or do endless analysis.3) Lean as much as you can about your focus.

@Deanna McCormick Thanks for comment and feedback on process, but it seems like we keep getting side tracked the thread.I will probably sit in on a proceeding.But The title in the post is 'convincing my client' to settle....Eviction has already been filed.My job as a PM is to consult, and as a business I need to make money. 

Hi @Alex BalanThis post seems to have gotten a little sidetracked considering your question had nothing to do with cap rates. 

Sam Choi Sorry I got sidetracked there for a bit, but for FHA loans, you only need to live there for 1 year, then you have the option to sell it.

That sounds like a partnership to me.A little sidetrack from the topic of this post, but I want to make sure my position isn't misunderstood.
