Typically larger groups have more people splitting the cost and it has not affected us in occupancy versus our close competition.I would maybe be wary if you are in a hyper competitive market or market segment

I found it extremely helpful in taking to my other members and managers to be able to classify RE markets into segments (e.g. what you've done with new construction vs. existing and I did with HUD held-for-sale) and convey the data behind my rationale for suggesting price bids, etc.

That's the case in any segment but I think we tend to find it more offensive in Section 8 bc the government's paying.In any segment, I recommend checking social media and the like of all applicants.
