I’m a Colorado commercial insurance broker and have a lot of carriers available in my agency.  

Several of my STR investor clients here in Colorado have used a designer, and they generally pick a few statement pieces that they spend money on and then go with FB marketplace  or even IKEA for smaller items. 

Im not sure if I do enough to call it active but it's my only gig right now since I retired .No involvement , I go check on the property in Colorado on occasion to check it out the condition.from my decades of doing this you pay income tax to the state you live in..

I don't know the Dallas market, but it seems that midterm rentals do well in the Denver suburbs here in Colorado.

I am looking into a deal and would like some advice and have people pick at it and let me know what I am missing in this proposed deal.I am a small real estate investor so far, I have 4 SFH rentals, 2 in Colorado where I live, and 2 in Texas.

I’m curious about the pros and cons you’ve found with each approach, especially here in Colorado.

The rub is, just because it's "simple" does not mean work is not required......

@Randall Ayers  It doesn't matter where the lender is located, as long as they can offer that type of loan in Colorado.

Also definitely do a good amount of research about rental laws in Colorado and make sure whatever lease you get a hold of is up to date with those laws.

I bought in the mountains in Colorado, but value it as a sunk cost.
