Down side, your 2nd usage of a VA mortgage will run you 3.3% on the VA Funding fee (but it is financed into the loan), unless you get any disability from VA.

Let them know that there will be routine quality control checks/inspections so that if your third party inspector finds any issues with quality, the GC will be responsible for paying for the correction.These are just some theories that I think will help and plan to implement when I operate out of state flips.

I don't know if this is true, however it would make sense that when you routinely pay down the HELOC, your interest amount declines and is not based on 6 month ave.
