Get an estimate from a GC to get a good idea of what is required.Market Comparables: Check what similar-sized homes with finished basements or additional bedrooms are appraising for in your area.

Seems like a high-risk, low reward situation though.

I am wanting to get more into the flipping side since I have leverage and can do the rehab at a fraction of the price compared to somebody else.

In my mind, the liability and possibility of harming the seller outweigh the rewards.  

If you do a good job, the judge will reward you with an eviction, usually 5 days for the tenant to vacate (five days because that is the time period that tenant has to file for an appeal of the judges verdict).  

Its a steep learning curve but very rewarding if you stick with it.
