This really helped me dive into the numbers, make corrections and left me with something that I know I can trust.Not down playing ChatGPT at all, I just try to be self-sufficient when I can.

Is opening a LOC on my primary a good option to fund flips or is there a better solution to get the funding? There's no charge to me to get these funds except a yearly fee of 200.00.

In a busier place, you might just be told to find a GC to "un-cluster' what you did.For me, when this happened, I had to go and hire a certified plumber, and electrician, and framer to come in and certify that all the work my handyman did was correct - and to fix the issues that weren't correct.
