Dallin, just an FYI ... be sure to fix or resolve the foundation repairs BEFORE you replace the roof!

You have a decent loan on the place that you won't be able to replace from a cashflow standpoint.So keep at it. 

I’ve never done remodeling and we are replacing the carpet with wood floor.

I only give to charities that really have value, and are not skimming most of the money for admin.Time is still the most valuable thing most of us have, so spend it wisely. 

I don't have it replace common sense or creativity but simply have it do the things im already doing 10X faster!
