A new law or mandate happens they don't just regurgitate what it is, they have to peal it apart, find out how it impacts anything and everything, how we are to be in compliance with it, what the work arounds are if any, and than they reach out and connect with the powers that be to get clarification.

He said he does not publicize his RE endeavors because he does not want to come off "guru-ish", fair enough because there is enough regurgitated and repacked info out there.. but vaguely stating you own many properties and have done millions in transactions gives me little to go on in terms of legitimizing a track record.

Many people will try and fail, but the ones that learn the correct ways to analyze properties, screen tenants, hire PM's and turn REI into a functioning business model will benefit from significant financial gains.When people says its bad to invest in rentals/flips and the like they are often regurgitating poor information they received from someone else.
