That said, there are good deals out there on the MLS numbers wise in rougher areas, but of course, you're going to get all the things you'd expect with it, when you buy in rougher areas.My typical advice for some one buying a multifamily is buy in shoebox style - AKA - a big rectangular building, with the units being smaller rectangles in them - a fourplex - four shoeboxes within a shoebox.

Recently purchased a property with a duplex and a few shops on it. 0.64 acre lot.The land is rectangular in shape with the duplex at the front and a road that goes by the side of the duplex to the back of the property.

Nathan.. for 100k I would not worry about a phase one myself.. your personal inspection should indicate any potential there.. same with encroachments.. these parks are usually courtyard style on rectangular lots.. but then again out your way it could be meets and bounds.. which could be different.
