@Dan Hertler If you're constantly getting hit with "time bombs" you need to reconsider your due diligence and underwriting. 

The question was not whether I should create an LLC or if I should reconsider my plans, etc. 

The original lease shows 5 people, no ages (husband, wife, and either 3 kids (or 2 kids and possibly the roommate- in which case is fine as long as they don't now mention another person).If you find out that the tenant is violating the lease agreement currently, reconsider whether you should rent to them for another lease term.

Doing that will eliminate part of the hassle but I assume you're aware that you will likely make much less money than with US LTRs and that the laws are much more tenant friendly than anywhere in the US.I know Valencia quite well with the perspective of a North American (and European) as I was going to invest in STRs there after the Costa del Sol but, sadly, they've banned STRs there so I had to reconsider.

You might want to reconsider your agent's expert opinion on price.

Anyway, the basic idea here is you should provide the appraiser a reason to reconsider there value and analysis and just saying "mine is better than those," is not good enough.
