Any recommendations on areas to avoid or be careful given high crime rates around Downtown and East Cleveland?

I have a great recommendation hard money flip lender I could recommend that we personally use for all of our deals and that I have shared with some of my clients.

All these properties were bought sight unseen on their recommendations. 

My management company has recommended sending in their own contractor to make repairs as the tenant has concerns about mold growth.
