Again, what happens when we have a real recession? 

It has had a large pricing recession, and that has continued even after the interest rate hike stopped (and only recently seems to have stopped).

I have 6 month calls on TLT and redfin which should do well in the apparant recession that we are running headfirst into this fall/winter.I am out of long term stock market and my opinion is it is dangerous to be in right now unless you are going to stay in for years. 

Most other costs are relatively standard I believe.  11) buy at market rates - dont splurge in a market because numbers look good - we are more than likely going to see balking in prices - if not a little recession in the next few years - would suck to own something you couldnt sell becuase you bought the most expensive property at the top - goes back to being mindful of your market.  

I do worry a bit that the market could shift downwards, but I think I justified it to myself by saying 'in an economic recession, people will still travel, they just won't want to pay $800 a night to stay at the Grand Wailea.'  

We like self-storage because even if there is a recession, and people downsize, those people will have a need for self-storage, as evidenced by storage occupancy rates during past recessions.

During the great recession, It did not take much to find a property not to far from the coast that broke even or positive cash flowed with 20% down, but most folks didn't, so passed on buying.
