I live in FL, 2024 my first year in RE, I have a scorp private money lender/partner and other RE related businesses STR and interior design.

The big issue is building a single small residential unit is the most expensive residential development.Here is a list of why adding a single ADU in single family zoned areas in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

Quick sale and high profits to re-invest.

We are LT SFR investors and are  just getting started in commercial RE investing.

I have found that those who have house hacked are far further out than those who want to get into RE just for the sake of real estate investing.

Other companies have come in person to do it.Every year, I get new 4-point inspections on ALL of my properties and send to my agent to re-shop my insurance rates.
