I have purchased an off-market property from an investor who now wants to sell the rest of his portfolio.

I am thinking about purchasing land for the intention of using it as a RV & Boat Self Storage.

Purchase price: $55,000 Fix and Flip Purchase.

Since I will be managing it after purchase, you can be certain I'm not going to sell you a bad investment.

I mean, how shady is it to object to that?

Most of our loans are fully amortized and those that aren't, are 10 year balloons where we'll have more than 50% equity (at the purchase price) upon loan maturity in 2030+. 

If your objective is to reduce your own tax burden, you are in essence confirming they have no valid AP claim.

I’ve been tempted to look OOS or at other markets farther away from me in my home state but have decided this is just shiny object syndrome.

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

I had a friend purchase a Vacation home financed with RBC last year.
