@Thomas Farrell if you have any experience managing property/construction projects, I would look in to flipping properties and keeping the once that you see an acceptable cashflow on when finished.

My goal would be to start within 1-2 years and get some more experience with the construction process, project management, financing/budgeting, etc.

Each team would propose a new ideas and new creative financing to help both sides reach their goal.
