I've raised some money on my own and bought a few buildings but it's not a systemized process and the money coming in is not as predictable so looking to level up. 

You can't really predict for a creative business mind and how they might craft a guest experience that stands out in their market. 

Very difficult to identify 2% deals in areas where you can consistently collect rent with any kind of predictability. 

So far everyone that has predicted rate drops have been wrong so I wouldn't bank on it. 

Two doors doesn't provide any sort of scale to make the cash flow more predictable. i would think hard if this is really worth your time, money, and effort...please explain the quote about two doors? 

As I predicted failures showed up in 2-3 years. 

If your children decide to sell it (you can't predict the future), they will likely face steep capital gains tax. 

However, if you want long-term stability and predictable payments, refinancing might be a better option, especially for larger projects.

Income is difficult to predict not knowing the market.
