Secondarily, from what I see on BP, if you post the specifics about a deal, and if its a good deal, developers will pop up. 

Rents are projected to keep climbing next year, and there are still panicked sellers out there, which means opportunities are popping up.

I have been seeing a few more interesting listings popping up.

If I can invest $5K a pop instead of $50-100K, I can invest every single month, no matter what the "mood" of the market is.

Why in the world would I want a 1,000 people I have to mentor that have no clue what they are doing for say 5k a pop.

It might be worth waiting to see what pops up again in Aug of 20. 

She was also an educator serving our community and now we are both Realtors in MA/CT.We are seeing on-market and off-market Multifamily and commercial opportunities popping up frequently. 

We can turn them around in just a days notice, we’ve actually had wholesalers come to us day of close because an issue popped up with contract verbiage or $ disclosure etc.  

From my perspective this is the end of mom and pop rentals.
