I understand doing an initial BRRRR on a low cost property so my subsequent information is something to ponder possibly only for future consideration.

We're able to afford the place as a 2 flat, but still pondering legal options for monetizing the garden unit, if any exist. 

Ponder each of these   Make sure you understand the implications of each  1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.
