If you are trying to maximize space you may want to consider convertible sofas and/or one that has a pull out option.As far as material my preference would be a darker neutral color microfiber that would be easier to clean.Possibly most important is looking for one that is commercial grade for durability.

I have no clue on the deals and the deep dive into these is above my pay grade.. but I can say that deals that subscribe in an hour or so .. then little to no due diligence is done  at least deep due diligence .. and its the herd mentality.and I can only harken back to Realty shares heydays with Nav Athwal..

You can manage D grade rentals in rough areas but in general the most success is from those that manage their own rentals in those areas of town.

I am looking at a property that has a garden level/basement with ~7ft ceilings, normal height/size windows, and 2 separate ground level entrances/exits... it backs onto a hill and is roughly 80% above grade
