Hi BiggerPockets Community,I’m looking for advice on breaking even or generating positive cash flow with my studio condo in Prospect Heights, NYC.

It is very time consuming to get permit approvals and you may be in a position where you need to extend, pay fees, etc.. when your loan is past due.   

For example, say I have a foreclosure, or expired listing lead that I would like to find accurate phone numbers for for prospecting.

You're building great social proof for prospects who you're already engaging with.

This is an obvious fair housing law violation because you are choosing which prospect get the concession.

What you would most likely be doing is getting one like Calltools Or Mojo mentioned above, and then push in prospects or manually add them to your Podio account once they have responded with interest.I'm with InvestorFuse, we do have a solo person plan that may be a good fit for you.

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost. 

This is who will approve or deny your plans when you apply for a permit.

At a high level, the system ingests raw documents from the recorder's offices, building permits, zoning permits, market data, and other auxiliary datasets.

I'm attending local meetups too when my work schedule permits, but I want to do even more.
