While land loans still require good financials, smaller local lenders are often more willing to work with unique situations.You could also look into partnering with a private lender or forming a joint venture with someone who shares your vision.

No one has x-ray vision to see inside walls or underground, so you should have 10-20% in contingency funds just in case.

This kind of investing is usually short sighted and focused only on immediate returns without taking into considering long term vision and investment.Excellent point about trying to put Class C tenants into Class A properties and vice versa.The first one will create lots of vacancy, deferred maintenance, loss of rental income, increase in evictions etc.
