.- Tell them they'll have to provide you with a copy of their renter's insurance naming you as additional named insured, with a minimum of (I use $300,000) liability insurance, also before they move into the unit.It's not perfect, but it's a start toward a tenant transparency.

Those highlight reels rarely show the hiccups, and from what I read in Forbes recently, a lot of seemingly ‘perfect’ deals are just good editing and timing.Before jumping in, I’d think about whether the deal has amoung enough cushion and what your backup plan is if the project drags on.

Having end dates in the summer is perfect and usually what I strive for.2 out of the 3 of these vacancies were actually planned for summer end dates.The one tenant is my tenant below in my househack and he has been absolutely incredible and kept me posted about this move for over 6 months.
