Encore, you would need a membership, if you purchase in the new phase (Spectrum ) they automatically come with the amenities (membership) included to your guests, but the HOA and management have other restrictions and all units come furnished with the same packages, so you can't make changes to have it stand out, which is what is really needed hear in Orlando since there is so much competition. 

Some of the "package rate" groups start at $15k, but include the compliance reviews of marketing assets, too.  

Please do this first:  contact the local Housing Authority office in your market area and obtain the landlord package.

Real Estate plus the business would be a stronger package, sold as a business vs. just the real estate.

A “30 minute phone consultation” is heavily advertised with their package offerings, but it was a struggle to get them to agree to a phone call once we were engaged.

You should treat it as a luxury package rather than regular STR.
